Deposit

A deposit of 20% of the total rent is due when you book. The booking is final once we have received it. The deposit is not refunded if you cancel.

Balance and security deposit

The remaining amount and the security deposit are due no later than 6 weeks before arrival. If you book within 6 weeks of arrival, you pay the full amount straight away. The security deposit is € 300 and is returned within 14 days of departure, provided there is no damage and no excessive cleaning is needed.

Cancellation by the guest

Cancellations must always be in writing. These are the costs:

• More than 6 weeks before arrival: 20% of the rent (the deposit)
• Between 6 and 4 weeks before arrival: 50% of the rent
• Between 4 and 2 weeks before arrival: 75% of the rent
• Within 2 weeks of arrival or no-show: 100% of the rent

We recommend taking out cancellation insurance.

Cancellation by the owner

In case of force majeure, such as a natural disaster, serious damage to the apartment or other unforeseen circumstances, we may cancel the booking. You then get back everything you have paid. Any further liability is excluded.

Payment

You pay the rent by bank transfer to the account we give you. If you do not pay on time, we may cancel the booking without refunding what has already been paid.

Costs on arrival

On arrival you pay a one-off € 155 in cash to the key holder: € 100 for final cleaning, € 25 for linen and € 30 for check-in and check-out. Bed linen and towels will be ready for you. Arriving or leaving between 22.00 and 7.00 adds € 30. On 25 and 26 December, 31 December and 1 January it is € 50.

Electricity

The rent includes 100 kWh of electricity per week. If you use more, you pay € 0.26 per kWh.

Key holder

Our key holder in Spain contacts you after booking about your arrival and departure, welcomes you at the apartment and is your point of contact during your stay. On the day of departure the key holder comes by for the final check.

During your stay

Check-out is before 11.00. No smoking or vaping in the apartment. Quiet after 23.00. No glass at the pool. No pets. Lago Rosa Apartment and the owner are not liable for loss or theft of your belongings, or for injury or damage during your stay.
